Beautiful property with approximately 200 acres of cultivation on rich black soil. All cultivation is irrigatable with underground mains supplying water from 2 bores and 2 irrigation licenses from the adjacent creek. The groundwater in the area is currently unmetered, and does not require a licence, or allocation. A large permanent waterhole in the creek provides permanent stock water, and irrigation water, besides being a fabulous swimming and fishing spot. Most of the remaining portion of the property is elevated grazing country, with good coverage of Rhodes grass.
Currently, there is about 50 acres of lucerne planted, producing around 10000 (small) bales of prime in an average year. Most of the remaining cultivation is currently planted to sorghum, with yields over 2 tonne/ac in most years. Irrigation means this property can grow crops when most can't. We also grow and harvest forage sorghum most years and there are currently about 400 round bales of forage stored (some wrapped) which sell very quickly in a dry year, and also means the property is pretty drought-proof.
