We go where others possibly won't. Our inspections include inside roof space where possible, and on roof inspections. These major inspection points are not always included, and can point out serious issues that cannot otherwise be identified.
Our full reports are not a 60 minute box tick session, they detail each issue found with included pictures, a description of the fault and associated risks, and possible recommendations for repair or further investigation.
We use all of the most recent technology to ensure we find out as much information about your house as possible. From tools to test for dampness in the walls, thermal cameras to find issues with insulation and plumbing, and high access ladders and cavity camera gear for hard to see locations, we will search high and low to give you the most comprehensive report possible.
Your Visual Building Inspection Report will be compliant with Australian Standard AS 4349.1.
Below is an outline of the information that will be included in your building inspection report:
I will provide you with a detailed report of the major defects and safety hazards together with a list of items of minor defects, showing their importance. So you can budget for them as required and when required.
I will endeavor to provide an estimate of the repair costs associated with any issues uncovered.
The report will show relevant issues with the following items

Exterior (walls, weep holes, windows, eaves, fascia and barge boards, stairs, taps, rising damp moisture level readings)
Decks, pergolas, verandahs, balconies, windows, etc.
Sub floor areas
Footings
Garage area
Outbuildings (sheds, studios etc.)
Site (driveway, fences, gates, paths, drainage)
Services (water lines and pressure, hot water service, solar panels etc.)
Interior Roof (framing and insulation)
Interior (ceilings, walls, windows, doors, floors)
Kitchen (fixtures, tiles, sinks, taps,gas leakage readings)
Bathrooms (fixtures, tiles, grout, taps, mould, shower floor falls, moisture level readings)
Laundry (tubs, taps, tiles, grout, mould)
Services (water lines and pressure, hot water service etc,gas leakage readings)
Your Integral building inspection report will be carried out by a licensed, qualified and insured inspector and compliant with the Australian Standard AS 4349.1
Length of the report: Approx. 50 pages including photographic evidence, thermal images and moisture readings, emailed to you on the day the report is completed.
